The first multifunctional passive house in the Netherlands is currently being built in the Zwartjanstraat in Rotterdam. Jade architects will take up residence on the ground floor. There are two apartments on the three floors above.
Feature
The design has been engineerd in detail. For example, the depth of placement of the window frames in the south facade was determined by Seven. Not too deep to prevent too much energy loss through the connection detail. At the same time, deep enough so that the facade provides sufficient shading on the glass, so that solar protection can be dispensed with.
Building envelope
The facades and roofs are made of CLT (Cross Laminated Timber). Wood fiber insulation will be installed on the outside of the facades (Ufacades = 0.154 W/(m2K). The roofs will be fitted with pressure-resistant PIR insulation. The roof on the top floor will have a roof garden, including trees (Uroof = 0.082 W/(m2K). Excellent insulating Enersign windows (Ufr = 0.63 W/(m2K) in combination with the CLT realize the airtightness of the building (n50measured = 0.23).
Installations
The office and both homes will have a Zehnder ventilation unit. The homes are equipped with a ComfoClime 24, which provides ventilation, heating and very occasionally cooling. In addition, an electric radiator is installed in some rooms for heating. Warm water is generated by and stored in a salt battery.
